What a Commercial Claim Puts at Risk
Why Commercial Claims Are Different
We work commercial roof claims week after week, and a commercial claim does not run like a residential one. Deductibles are larger, tenants sit under the damage, and operations cannot pause while the paperwork moves.
That difference is why the estimate matters. Rebuilding a carrier’s numbers line by line is nobody’s day job, so we take that work on and carry the claim from the first call through the final payment.
The Claim, Stage by Stage
How Do Commercial Insurance Claims Work?
Ultimately, your insurance carrier decides what it will approve. But every step in the process below exists to make sure nothing is left out of your claim.
-
Step 1: The building is fully inspected and documented.
We photograph every point of damage on the roof before anyone talks about filing, because what is not in the file does not get paid.
-
Step 2: We help file the claim.
What you say on that first call becomes the record the whole claim runs on, so we speak alongside you when it is filed.
-
Step 3: We walk with their adjuster.
The adjuster your carrier sends is the person who puts a number on the damage. We meet them on the roof so everything already in the photo file gets shown on the spot.
-
Step 4: We build our own estimate.
We rebuild the numbers in Xactimate, the same software the carrier's estimate came out of, restore the line items left off, and negotiate with the photo file behind every entry.
-
Step 5: The work gets scheduled around your building.
Once the carrier funds the work, we plan the install around access, business hours, staging, and the people working underneath. The disruption is ours to manage.
-
Step 6: Payouts go to you first.
Most commercial claims pay in two stages: actual cash value early, and the remaining depreciation once the work is complete. We explain the sequence, and your deductible, before the first check arrives.
Commercial Deductibles
How Are Commercial Deductibles Different?
Commercial deductibles run larger than residential ones, which makes plain talk about them matter even more. Yours gets named at the start of the claim conversation and stays visible through the close. We never offer to waive it, absorb it, or hide it in the price. A 2019 Texas law makes each of those moves a criminal offense, and we want no part of it.
The billing follows the same rule. Our invoice reflects completed work only, and if part of the approved scope never gets built, we do not collect for that part of the claim.
